NOTICE OF PUBLIC HEARING

TO: All citizens of the City of Auburn, Alabama, and other interested persons:

Take notice that the Auburn Board of Zoning Adjustment will meet on Wednesday, December 4, 2019 at 4:30 p.m. in the Council Chambers of the Auburn Public Safety Department, located

at 141 North Ross Street, Auburn, Alabama. The Board will hear a request from Justin Rivers, on behalf of the Register Rivers LLC, for three variances to Table 5-2, Lot Area, Setback,

Bulk Regulations and Parking Requirements: Neighborhood Conservation District, of the City of Auburn Zoning Ordinance, for two adjoining lots. Both properties are requesting a

variance of six (6) feet to the minimum side setback requirement of twelve (12) feet to allow for a minimum side setback of six (6) feet on one of their sides, and a variance of three (3) feet to

the same requirement to allow for a minimum side setback of nine (9) feet on their opposite sides. A variance is, therefore, requested of ten (10) feet to the total side setback requirements

of twenty-five (25) feet for both properties to allow for total side setbacks of fifteen (15) feet. The subject properties are located at 406 Phillips Avenue and the adjacent unaddressed lot to

the east in the Neighborhood Conservation - 9 (NC-9) District.
