Default having been made in the payment of the indebtedness secured by that certain mortgage executed by Enthy Jackson, originally in favor of Wells Fargo Bank, N. A, on December 2,

2009, said mortgage recorded in the Office of the Judge of Probate of Lee County, Alabama, in Mortgage Book 3701, Page 480; the undersigned Mortgage Assets Management, LLC, as

Mortgagee/Transferee, under and by virtue of the power of sale contained in said mortgage, will sell at public outcry to the highest bidder for cash, in front of the main entrance of the

Courthouse at Lee County, Alabama, on August 31, 2022, during the legal hours of sale, all of its rights, title, and interest in and to the following described real estate, situated in Lee

County, Alabama, to-wit:

The land described herein is situated in the County of Lee, State of Alabama, and is described as follows:

A part of Lot 1 A in Block P of the Byrd Lands as shown on Totten's Official Real Estate Map of the City of Opelika, which is of record in Town Plat Book 2, Page 9 in the Office of the Judge

of Probate of Lee County, Alabama, with all buildings and improvements thereon, which Lot is more specifically described and located as follows, to wit:

Begin at the South corner of the above named Block P and run thence Northeasterly along Northwest margin of Avenue E 80 feet; thence at right angles Northwesterly and parallel with

South 5th Street 100 feet; thence at right angles Southwesterly 80 feet to the Northeast margin of South 5th Street; thence Southeasterly along Northeast margin of South 5th Street 100 feet

to the point of beginning.

Being a part of the property conveyed by deed of T.L. Jamieson to Mrs. Edith M. Smith T. On 5/8/56, recorded in book 450 page 58 in the Records of Conveyances Office of the judge of

Probate of Lee County, Alabama.

Being one and the same property conveyed by Warranty Deed of Charles H. Weissinger and wife, Enid L. Weissinger recorded on 10/20/1970 in book 842 page 66 in the Office of the Judge of

Probate of Lee County, Alabama.

Said legal description being controlling, however the property is more commonly known as: 412 Avenue East, Opelika, AL 36801.

THIS PROPERTY WILL BE SOLD ON AN “AS IS, WHERE IS” BASIS, WITHOUT WARRANTY OR RECOURSE, EXPRESSED OR IMPLIED AS TO TITLE, USE AND/OR ENJOYMENT

AND WILL BE SOLD SUBJECT TO THE RIGHT OF REDEMPTION OF ALL PARTIES ENTITLED THERETO.

fail to timely tender the total amount due.

This sale is made for the purpose of paying the indebtedness secured by said mortgage, as well as the expenses of foreclosure. The Mortgagee/Transferee reserves the right to bid for and

purchase the real estate and to credit its purchase price against the expenses of sale and the indebtedness secured by the real estate.

This sale is subject to postponement or cancellation.

If the sale is set aside, the Purchaser may be entitled to only a return of any tendered purchase funds less any applicable fees and costs and shall have no other recourse against the

Mortgagor, the Mortgagee, or the Mortgagee's attorney.
