Default having been made in the payment of the indebtedness secured by that certain mortgage executed by David D. McConniel a married man and Shelia McConniel aka Shelia D. McConniel a married woman, husband and wife, originally in favor of Mortgage Electronic Registration Systems, Inc., acting solely as nominee for CIS Financial Services, Inc., dba CIS Home Loans, on July 17, 2012, said mortgage recorded in the Office of the Judge of Probate of Lee County, Alabama, in Mortgages Book 3897 and Page 526; the undersigned Allied First Bank, SB dba Servbank, as Mortgagee/Transferee, under and by virtue of the power of sale contained in said mortgage, will sell at public outcry to the highest bidder for cash, in front of the main entrance of the Courthouse at Opelika, Lee County, Alabama, on July 13, 2023, during the legal hours of sale, all of its rights, title, and interest in and to the following described real estate, situated in Lee County, Alabama, to-wit: A parcel or tract of land lying in Section 3, Township 17 North, Range 28 East, Lee County, Alabama, containing 0.60 acres, more or less, and being more particularly described as follows: Commencing at the intersection of the East line of Section 3, Township 17 North, Range 28 East, Lee County, Alabama, with the South right-of-way line of Lee Road 201 (Dan Johnson Road) (right-of-way varies); thence run North 86 degrees 30 minutes 00 seconds West, along said South right-of-way line, a distance of 151.28 feet to the Point of Beginning of the property herein described; thence run South 00 degrees 00 minutes 06 seconds East, 153.92 feet; thence run North 85 degrees 01 minutes 21 seconds West, 167.26 feet; thence run North 04 degrees 11 minutes 03 seconds West, 150.67 feet to a point on the aforementioned South line of said Lee Road 201 (Dan Johnson Road); thence run South 86 degrees 30 minutes 00 seconds East, along said South line, a distance of 177.95 feet to the Point of Beginning, containing 0.60 acres, more or less..
