MORTGAGE FORECLOSURE SALE

Default having been made in the payment of the indebtedness secured by that certain mortgage executed by Gray H. Hunter and Jimelu F. Hunter, husband and wife, to Taylor, Bean & Whitaker Mortgage Corp., on the 14th day of January, 1999, said mortgage recorded in the Office of the Judge of Probate of Lee County, Alabama, in Mortgage Book 2663, Page 951; having been assumed by William F. Cobb and Kelly W. Cobb, recorded in Deed Book 2221, Page 329; said mortgage having subsequently been transferred and assigned to GMAC Mortgage, Corporation, by instrument recorded in Mortgage Book 2734, Page 765, in the aforesaid Probate Office; the undersigned GMAC Mortgage LLC, successor by reason of merger with GMAC Mortgage Corporation , as Mortgagee/Transferee, under and by virtue of the power of sale contained in said mortgage, will sell at public outcry to the highest bidder for cash, in front of the main entrance of the Courthouse at Opelika, Lee County, Alabama, on January 27, 2012, during the legal hours of sale, all of its right, title, and interest in and to the following described real estate, situated in Lee County, Alabama, to-wit:

All of that lot, tract, or parcel of land situate, lying and being in Section 30, Township 18 North, Range 30 East, in Lee County, Alabama, and being known and designated as Part of Lot Sixteen (16), Shadow Wood Subdivision, as said lot is shown on a plat of Shadow Wood prepared by F. Wayne Allen, R.L.S., Alabama Reg. Number 9534, filed for record in the Office of the Judge of Probate of Lee County, Alabama in Plat Book 15, Page 149, and being more particularly described as follows:

Beginning at the intersection of the East right of way line of Lee Road number 983 (Oak Wood Court) and the South right of way line of Lee Road number 980 (Shadow Wood Drive) and run North 87 degrees 52 minutes 05 seconds East along the South right of way line of Lee Road number 980 a distance of 150.0 feet to an iron pin; thence run South 01 degree 37 minutes 10 seconds East 11.97 feet to an iron pin; thence run South 14 degrees 19 minutes 38 seconds West 107.49 feet to an iron pin; thence run North 85 degrees 10 minutes 01 seconds West 125.28 feet to an iron pin on the East right of way line of Lee Road number 983 (Oak Wood Court); thence run in a Northerly direction along said right of way line along a curve having a radius of 330.0 feet for an arc distance of 27.72 feet to an iron pin; thence run North 00 degrees 01 minute 14 seconds East 72.29 feet to the iron pin marking the Point of Beginning.

The portion of Lot 16 herein conveyed, is shown on a plat of survey prepared by A.B. Moon, Jr., R.L.S., Alabama Reg. Number 1927, dated May 6, 1993.

THIS PROPERTY WILL BE SOLD ON AN "AS IS, WHERE IS" BASIS, SUBJECT TO ANY EASEMENTS, ENCUMBRANCES, AND EXCEPTIONS REFLECTED IN THE MORTGAGE AND THOSE CONTAINED IN THE RECORDS OF THE OFFICE OF THE JUDGE OF PROBATE OF THE COUNTY WHERE THE ABOVE-DESCRIBED PROPERTY IS SITUATED.
